Lending Criteria

MidPoint's Ground Up Construction Residential program gives builders and developers fast, flexible capital for new residential construction — from single-family spec homes to multi-unit in-fill projects.


Loan Details

• Loan amounts from $75,000 to $1,500,000

• Up to 95% LTC for experienced builders (10+ projects, 720+ FICO)

• Up to 75–80% LTC for newer builders

• Rates from 9.999% to 11.25%

• Interest-only, 18-month term

• Draw schedule aligned to construction milestones

• No prepayment penalty

• Available in 47 states

How It Works
